Meet Jason:

I’ve spent my entire career in the real estate industry working in Alamosa and across the San Luis Valley. Prior to my seven years in the Assessor's office, I worked in title insurance with my dad, driving to Clerk’s and Assessor’s offices all over the Valley to do research. During this time, I served on the Board of the Land Title Association of Colorado for seven years, becoming president of the Association in 2018. In 2015, I was appointed by then-Governor Hickenlooper to the inaugural Title Insurance Commission, helping to inform Colorado’s Insurance Commissioner on matters of title insurance and real estate.

Away from work I’ve been married to my wife, Stephanie, for 28 years. We have raised two awesome young men, Cade and Mason.

I’m active in the community. I have co-coached the Alamosa High School knowledge bowl team for the last 13 years, helping to bring a state championship to AHS in 2026 for the first time in over a decade. I also sit on the board of the Alamosa Alumni Association, helping put on events like St. Nick at the Bricks and providing scholarships to Alamosa High School

graduates.

The County Assessor’s role is often misunderstood. Let’s clear up where taxes come from, who controls what and what the Assessor doesn’t do.

The Main Role:

The Assessor's Office is responsible for discovering, listing, classifying and valuing all property in a fair and equitable manner in accordance with Colorado state law. This includes: homes, businesses, agricultural land and business personal property.

The Assessor does not set tax amounts or levies. County Tax is levied by the Board of County Commissioners. City taxes are levied by City Officials. Special districts are levied by the District Directors and School Tax is levied by the District Boards. The Commissioners then certify the levies and resulting revenue to the Assessor. As a result, the Assessor then generates the Tax Roll for the County Treasurer.

What this boils down to is that while the Assessor’s Office values property, the Assessor has no control over how that value is converted into a tax amount.

Headline: Alamosa County Treasurer and Assessor Explain Property Tax Increases for Homeowners

The Alamosa County Treasurer’s office and the Alamosa County Assessor's office want to explain the 2025 property tax increases for Alamosa County homeowners.

Many homeowners in Alamosa County will be concerned by the increase in their property valuation and property tax bills. There are some key circumstances leading to these increases.

· For the 2023 and 2024 tax years, the Colorado legislature provided a $55,000 reduction in actual value for all residential properties. This reduction helped lower property taxes for those two years, but this is not in effect for the 2025 tax year.

· The 2025 reassessment resulted in a median 12% increase in residential property values. This reassessment is based off of comparable home sales from January 1, 2023 through June 30, 2024. A Notice of Valuation was mailed to all property owners in Alamosa County on May 1, 2025.

· In addition, the Colorado legislature has changed the residential assessment rates for 2025. The assessment rate for school districts has gone up, while the assessment rates for local governments has been reduced.

Unfortunately, the impact of these factors means an increase in 2025 property taxes for many homeowners.

As an example, a specific home in Alamosa County had a 2024 actual value of $222,135. After figuring in the $55,000 value adjustment, the 2024 taxable value of that home was $167,135, resulting in a 2024 tax bill of $827.82. Without the $55,000 value adjustment, the taxes would have been $1,100.23. Because of market conditions, that home increased in value to $249,015 for 2025, resulting in a tax bill of $1,215.84.

What property owners can do:

The Alamosa County Treasurer has partnered with EscrowTaxes to help alleviate the impact of larger tax bills. Taxpayers can split their property tax payments into smaller monthly payments that may be more manageable. Visit escrowtaxes.com or contact the Treasurer’s office for more information.

If you feel your property values are incorrect, you can contact the Alamosa County Assessor’s office. The period for appealing your property values in 2026 runs from May 1 through June 8.
